The price of used housing in Spain rises 2% in February.
By mars 15, 2023 3 min readThe price of resale properties in Spain registered a rise of 2% during the month of February, standing at 1,960 euros/m2, according to the latest real estate price index. This February data is 8% higher than that of the same month last year while it is 4.5% below the maximum historical price of housing in Spain, registered in June 2007.
Autonomous communities
All the Autonomous Communities show higher prices than last month. The Region of Murcia (4.4%) led the increases followed by Navarra (3.1%), the Valencian Community and Andalusia (both with 2.5%), the Canary Islands (1.8%) and the Community of Madrid (1.6%).
This is followed by increases in the Balearic Islands (1.5%), Catalonia (1.4%), La Rioja (1.3%), Castilla y León (1.2%), Castilla-La Mancha (1.1 %), Asturias (1.1%) and Aragon (1%). Below 1% are the increases in Extremadura (0.9%), Cantabria (0.8%), Euskadi (0.6%) and Galicia (0.4%).
The Balearic Islands with 3,703 euros/m2 is the most expensive autonomy followed by the Community of Madrid (3,176 euros/m2). They are followed by Euskadi (2,803 euros/m2) and Catalonia (2,369 euros/m2). On the opposite side of the table, we find Castilla-La Mancha (899 euros/m2), Extremadura (958 euros/m2) and Castilla y León (1,164 euros/m2), which are the cheapest communities.
Provinces
Up to 48 provinces have prices higher than those registered in the previous month. The greatest increases have been experienced in Murcia and Lleida (4.4% in both cases), followed by Almería (3.6%), Soria (3.5%), Huelva (3.4%), Cádiz, Seville, and Navarra (3.1% in the three cases). On the other hand, Ourense, and Teruel (-0.4%) are the only provinces that experienced falls in house prices.
The Balearic Islands continues to be the most expensive province to buy a home (3,703 euros/m2) ahead of Guipúzcoa (3,428 euros/m2). They are followed by Madrid (3,176 euros/m2), Málaga (2,854 euros/m2), Vizcaya (2,744 euros/m2) and Barcelona (2,723 euros/m2).
Ciudad Real is the cheapest province with a price of 755 euros for each square meter. They are followed by Cuenca (797 euros/m2) and Jaén (825 euros/m2).
Capitals
During the month of February, 43 capitals have experienced increases in housing prices. The most pronounced rise is the one experienced by Huesca where the expectations of sellers grew by 9.1%, followed by Ceuta (6.1%), Soria (5.1%), Murcia (4.8%) and Lleida (3.8%). Tarragona (-2%), on the other hand, led the price falls over the last month, followed by Toledo (-1.7%), Melilla (-1.2%), Cuenca (-1.2%) and Segovia (-0.7%).
During the month of February, the price rose 1.7% in the city of Madrid and 0.2% in Barcelona. The price in the capital remains at 3,995 euros/m2 and in Barcelona at 4,059 euros/m2.
San Sebastián is the most expensive capital in Spain, placing its price at 5,205 euros/m2. Jaén, on the other hand, is the cheapest capital with its 1,086 euros/m2, followed by Ávila (1,112 euros/m2) and Lleida (1,129 euros/m2).
