The price of housing for sale rises 1% in April.

The price of used housing (resale) in Spain registered a rise of 1% during the month of April, standing at 1,963 euros/m2, according to the latest real estate price index. This data is 7.3% higher than that of the same month last year while it is 7.2% below the maximum historical price of housing in Spain, registered in June 2007.

Autonomous communities

All the Spanish Autonomous Communities except Asturias (-0.5%) and La Rioja (-0.2%) show prices higher than last month. The Balearic Islands (1.7%) led the increases followed by the Canary Islands (1.6%), the Valencian Community (1.6%), Navarra (1.3%) and Andalucía (1.1%). Below 1% are the increases in the Region of Murcia (0.8%), the Community of Madrid (0.7%), Catalonia (0.6%), the Basque Country (0.6%), Extremadura (0.4 %), Aragon (0.4%), Castilla y León (0.3%), Cantabria (0.2%), Galicia (0.1%) and Castilla-La Mancha (0.1%).

The Balearic Islands with 3,810 euros/m2 is the most expensive autonomy followed by the Community of Madrid (3,134 euros/m2). They are followed by Euskadi (2,812 euros/m2) and Catalonia (2,342 euros/m2). On the opposite side of the table we find Castilla-La Mancha (896 euros/m2), Extremadura (956 euros/m2) and Región de Murcia (1,139 euros/m2), which are the cheapest communities.

Provinces

Up to 36 provinces have prices higher than those registered in the previous month. The greatest increases have been experienced in Santa Cruz de Tenerife (2.6%), followed by Huelva (1.8%), the Balearic Islands (1.7%), Soria (1.6%), Alicante and Málaga (1.4% in both cases). On the opposite side, Huesca (-1.3%) is the province where the expectations of sellers are most reduced, followed by Ciudad Real (-0.8%), Pontevedra (-0.7%), Granada and Asturias ( -0.5 in the two provinces).

With this increase, the Balearic Islands reaffirms itself as the most expensive province to buy a home (3,810 euros/m2) ahead of Guipúzcoa (3,404 euros/m2). They are followed by Madrid (3,134 euros/m2), Málaga (2,889 euros/m2), Vizcaya (2,728 euros/m2) and Barcelona (2,687 euros/m2).

Ciudad Real is the cheapest province with a price of 752 euros for each square meter. They are followed by Cuenca (775 euros/m2) and Jaén (821 euros/m2).

Capitals

During the month of April, 37 capitals have experienced increases in housing prices. The most pronounced rise is the one experienced by Soria where the expectations of sellers grew by 3.8%, followed by Ávila (3.2%), Alicante (3%), Girona (3%) and Cuenca (2.7%). Huesca (-2.5%), on the other hand, led the price falls over the last month, followed by Pontevedra (-1.1%), Ourense (-0.7%) and Oviedo (-0.5% ).

During the month of April the price rose 1.1% in the city of Madrid and 0.5% in Barcelona. The price in the capital remains at 3,977 euros/m2 and in Barcelona at 4,084 euros/m2.

San Sebastián is the most expensive capital in Spain, placing its price at 5,173 euros/m2. Jaén, on the other hand, is the cheapest capital with its 1,096 euros/m2, followed by Zamora (1,130 euros/m2) and Lleida (1,134 euros/m2).
